Types of Commercial Doors we Service
Sectional Doors
Our technicians will perform the following commercial sectional door maintenance checks:
- Inspect, lubricate, and adjust door components (includes sections, track, hinges, rollers, bottom fixtures, cables, drums, bearings, shaft, torsion springs, chain hoists, brake solenoids, rollers, worn hinges, cables, motor belts, etc.)
- Inspect weather stripping for wear, shrinkage, and damage
- Test and adjust balance of door(s) in manual position
Rolling Doors, Security Grilles, And Shutters
- Inspect, lubricate, and adjust door components (includes: guides, curtain, bottom bar, gusset plates, hood, chain hoist, etc.)
- Inspect small door components as appropriate
- Inspect weather stripping for wear, shrinkage, and damage
- Test and adjust the balance of the door(s) in the manual position
- Offer annual drop test for fire doors based on municipal Fire Code regulations
High-Performance Doors
- Inspect and adjust door components, checking for cracks, dents, rust, etc.
- Check the door’s safety features (photo eyes, edges, etc.)
- Inspect the tracks and guides for damage
- Replace any worn or damage parts
- Identify which parts need lubrication (includes hinges, rollers, bearings, tracks, etc.)
- Thoroughly clean any component to remove accumulated dirt and debris that hinders performance
- Lubricate each moving part with an appropriate amount of lubrication, removing the excess with a clean towel.
Sheet Doors
- Conduct a visual inspection, checking for dents, scratches, warping, loose parts, or rust
- Clean the door’s components using a mild soap and warm water, drying thoroughly to avoid rust formation
- Lubricate all moving parts, such as hinges or rollers, to ensure smooth operation
- Inspect the hardware for tightness, tightening any pieces that have come loose
- Inspect the weatherstripping to help maintain energy efficiency and prevent drafts
Automatic Gates

- Check all the electrical connections
- Lubricate all moving parts

What Parts of a Door Require Maintenance?
When it comes to keeping your doors operational, we check the whole apparatus. However, the most important parts are the moving parts and the motor. Some components that we check thoroughly include:
- Tracks – tracks may be damaged or out of alignment which will cause your door to operate incorrectly.
- Cables and springs – your door depends on these to move. Damage can cause your door to be inoperable or it can lead to safety hazards.
- Power supply – if your door is electrically operated, the power supply and wiring need to be checked or else your door won’t work.
- Rollers – the rollers of a door suffer a lot of wear and tear in their daily use, reducing their efficiency. Dirt and grime can also buildup, causing further damage to the door.
